Our story with Albania began in April 2016 with a simple family trip.

After our wedding, my wife and I came here to take a break from business, see the sea and mountains, and discover a country we knew very little about at the time.

My name is Vitali Bondarik. I am the founder of Bond Investment Group and the CEO of EstateAll real estate agency.

This is the story of our journey in Albania — not another company brochure.

We arrived as tourists and ended up building our life, business and investments here. I want to tell you how that happened and why, years later, we still see opportunities in Albania’s real estate market.

On our first visit, it was the beauty of Albania that won us over. Then it was the people. And soon, as entrepreneurs, we noticed something even more important: the potential of a country that was only beginning to open up to the world.

We decided to move to Albania and obtain residence permits.

First, we bought a property to live in. Then we became interested in investing. We started studying the local real estate market, legislation, construction practices and property registration.

Within a year, we had gone from buyers to investors and realised that we wanted to build a new business here.

That trip turned into a new life, and 2016 became the beginning of the EstateAll story.

In 2017, the company began operating fully in Albania.


Since then, we have bought and sold our own properties, negotiated with owners and developers, worked on investment projects, rentals and property management, and dealt with complex transactions and situations that no manual can teach you.

That experience shaped one of EstateAll’s core principles: real estate is not just about making a sale. It is about making the right purchase.

Today, I lead the EstateAll team and focus on developing the company’s investment projects and international partnerships.

My wife, Olga, develops  AlbaniAll Travel, Rent in Albania and AlbaniAll Consulting. Together with our brokers, she runs real estate investment tours. As a lawyer and immigration consultant, she also assists clients with relocation, setting up a business, residence permits and other aspects of moving to Albania.

Albania’s real estate market in 2016 and the market we see today are two very different pictures.

Cities and property prices have grown. New neighbourhoods and major developments have appeared. Infrastructure continues to improve, and Albania has become increasingly visible to international buyers and investors.

We still see considerable potential here.

But today, it is no longer enough to say: I want to buy property in Albania.

The more important questions are:

What should you buy? Where? From whom? At what price?

And what do you want this property to do for you in three to five years?That is where our work begins.

OUR GOAL IS NOT JUST TO SELL


We believe in informed investment decisions.

That is why we even created our own course for first-time investors, Smart Investments, where we explain Albania’s real estate market and its broader economic opportunities.

We do not promise future property prices or guaranteed ROI. Nobody can know those numbers in advance.

Instead, we analyse the location, price per square metre, construction quality, infrastructure, rental demand, development of the area, documentation, liquidity and resale potential.

This is how we choose properties for our own investments.

And it is how we work with our clients’ money.

A beautiful view may help sell an apartment. But a beautiful view alone does not make it a good investment.

Albania’s property market is developing quickly, which makes professional checks especially important.

Who owns the property?

What exactly is being sold?

What documentation does the developer have?

What does the contract actually say?

When are payments made and on what basis?

How will ownership be registered?

These are questions that should be answered before the transaction, not after it.

WE STARTED FROM ZERO, TOO


We know what it feels like to arrive in Albania as foreigners.

Not knowing the language or the local rules. Looking for a home. Dealing with documents. Starting a business. Trying to understand how everything works.

We went through it ourselves.

That is why, before showing a client a property, we ask one question:

Why are you buying it?

To live by the sea? To relocate? To rent it out? To preserve capital? To invest? To resell in a few years?

The answer determines the city, the neighbourhood, the development and ultimately the property itself.

AND YES, WE LOVE ALBANIA


Otherwise, we probably would not have stayed here in 2016.

But loving this country does not mean believing that every new development is a good investment, every developer is the perfect partner, or every apartment by the sea will automatically increase in value.

We show our clients Albania’s advantages without ignoring the risks.

If a property does not fit the client’s goals, we look for another one.

If the documents raise questions, we investigate first.

If we do not see a sound investment case, we explain why.

Because a good investment should deliver results — not stories you later have to tell your lawyer.

In Albania, the notary plays a key role in the legal completion of a property transaction. But the work of a professional real estate broker starts much earlier: selecting the right property, verifying information, negotiating, reviewing documentation and supporting the client throughout the buying process.

That is where we see our responsibility.

We still believe in Albania’s potential.

But today, the main question is no longer whether this market deserves your attention.
