This Public Offer and User Agreement constitutes a legally binding public offer in accordance with the Civil Code of the Republic of Albania and applicable Albanian legislation. By accessing the website www.estateall.com, submitting inquiries, booking services or making any payment, the User confirms full and unconditional acceptance of the terms set forth herein.

This Agreement regulates exclusively the use of the website and related informational, consulting, booking and presentation services.

This Agreement does not replace and does not constitute a Brokerage Agreement, Intermediation Contract or Real Estate Service Contract related to a specific real estate transaction. Any brokerage services related to purchase, sale or lease of real estate are governed exclusively by a separate written agreement concluded between the Company and the Client in accordance with Albanian law.

EstateAll operates as Person Fizik under the laws of the Republic of Albania and performs real estate intermediation activities in accordance with Albanian legislation governing brokerage and real estate agency services, including the Civil Code of the Republic of Albania and applicable sectoral legislation.

Agency commission for real estate transactions is determined individually and depends on the value and structure of the specific transaction.

The commission is regulated exclusively by a separate written brokerage or intermediation contract and is not fixed within this Public Offer. The absence of commission terms in this Agreement does not create any obligation for the Company unless a separate contract is signed.

All payments are carried out in compliance with Albanian fiscal legislation, including the Law on Fiscalization and tax regulations in force. Prices displayed on the website are indicated in Euro (EUR) for informational purposes. In accordance with Albanian banking and fiscal regulations, payment may be converted into Albanian Lek (ALL) at the official exchange rate of the Bank of Albania applicable on the date of payment. All bank transfer fees, correspondent bank charges and payment processing costs are borne by the Client unless otherwise agreed in writing.

In order to reserve or book a specific property, the User must contact the authorized broker or agent representing the property and complete the reservation process in accordance with Albanian legislation governing deposits and contractual obligations, including relevant provisions of the Civil Code of the Republic of Albania. Any deposit, advance payment or reservation amount is regulated exclusively by a separate written agreement.

All properties displayed on the website are presented for informational and marketing purposes only. The publication of a property does not constitute a legally binding offer for sale or lease. Availability, pricing and transaction terms depend on the property owner and may change without prior notice. The final sale price is determined exclusively by the property owner and becomes legally binding only upon execution of an official notarized purchase agreement in accordance with Albanian law.

EstateAll is not the owner of the properties listed unless explicitly stated. The Company does not assume responsibility for inaccuracies in descriptions, photographs, measurements, pricing or other information provided by property owners. Property owners are responsible for the accuracy and legality of the information submitted under their advertising or listing agreements with the Company.

All real estate sale transactions in Albania are finalized before a licensed Notary Public in accordance with the Civil Code and notarial legislation. The notary is responsible for verifying the legality of the transaction, ownership title, and compliance with applicable law. EstateAll acts solely as intermediary and does not replace the role of the notary.

In accordance with Albanian legislation on the prevention of money laundering and financing of terrorism, the Company is obligated to conduct client identification (KYC) and may request identification documents, proof of source of funds and additional compliance documentation prior to proceeding with a transaction. The Company reserves the right to suspend or refuse services in case of non-compliance with AML requirements.

The Company operates in accordance with Law No. 124/2024 “On Personal Data Protection” and processes personal data as Data Controller in compliance with applicable legislation.

This Agreement shall be governed by and interpreted in accordance with the laws of the Republic of Albania. Any dispute arising from or related to this Agreement shall first be resolved through negotiation. If resolution is not reached, the dispute shall fall under the jurisdiction of the competent court in Vlorë, Republic of Albania.

The Company reserves the right to amend this Agreement at any time. The updated version shall be published on the website. Continued use of the website constitutes acceptance of the amended terms.
