Long-term rental in Albania
Long-term rental is a contract from 6 to 12 months or more with the possibility of extension.

Important:
Albania does not grant a residence permit solely on the basis of a rental agreement.
However, a rental contract or proof of housing is a mandatory requirement to confirm the residential address in accordance with Law No. 79/2021 “On Foreigners” (Ligji për të Huajt).

Real rental prices in Vlora in 2026
The market has changed. Apartments priced at €150–200 on the first line with sea view in 1+1 or 2+1 format are practically unavailable in 2026.
The growth of tourist flow (more than 12 million tourists in 2025, forecast up to 15 million in 2026) directly affects demand and pricing.
Average market prices in Vlora:

The price depends on:

Affordable and quality rental by the sea is practically unavailable today. The southern coast — Vlora, Saranda, the Albanian Riviera — is more expensive than Durres or Shengjin.
Property formats in Albania
The following classification is accepted on the market:
- Studio — living room with kitchen + bathroom
- 1+1 — living room with kitchen + bedroom
- 2+1 — living room with kitchen + two bedrooms
- 2+2 — living room with kitchen + two bedrooms + two bathrooms
- Villas and private houses
- Separate villa floors — a common Albanian rental format
Albania’s peculiarity: 70% of the territory is mountainous. Villas on the zero line are practically nonexistent. Most seafront properties are hotels and complexes. Private villas with pools are few, and land plots are usually compact. The market differs from Greece, Italy, and Montenegro — the structure of private housing here is different.
Short-term Rental
We have signed a cooperation agreement with the travel bureau AlbaniAll Travel, which has managed more than 50 rental properties since 2017. Seven of them are offered for short-term rental (from 10 days to 1–6 months).
The main focus of our agency is annual rental.
The long-term model is stable, transparent in taxation, reduces property wear, generates 4–10% annual income (depending on the property and its location), allows owners to operate legally and extract profit from their real estate investment.
New rental regulations in Albania
From 2024–2026, the state strengthened control:
- mandatory property registration in the DIVA system
- payment of rental tax
- registration of tourist properties with the Ministry of Tourism
- integration of Booking and Airbnb with tax authorities
Grey schemes are disappearing. Illegal renting may result in fines, platform blocking, and problems when selling the property.
